Overview
Sean Marshan, R.A. served as the lead architect for the design and construction managemet of a mixed-use building. This project encompassed an underground parking facility, street-level commercial establishments, and more than 50 residential units, complete with amenities.
Our responsabilities includes the overshight of the design process, addressing both technical and financial considerations, The technical scope involved ensuring code-compliant design and the development of comprehensive contruction documents. Financially, we were tasked with coordinating with the client and all sub-consultants to select approriate construction systems that aligned with the client’s budget.
Furthermore, our involvement extended to mamaging the construction phase, providing essential input, and offering technical clarifications to ensure the project’s completion within the designated schedule.

This precast parking garage presented unique challenge due to its dual purpose to serve both the Belmont Park Village shopping center and the USB Arena.
Throughout the design phase, our team members collaborated extensively with a range of experts, incluiding multiple engineers, architects and vertical transportation consultants. This integrated approach was crucial in maximizing efficiency and ensuring smooth vehicular and pedestrian flow, particularly during peak hours and large events.
Our constributions extended to providing the fuctional, architectural, and structural design for the facility. We were also actively involved in the bidding and negotiation process to select and award the most suitable contractor. Furthermore, our engagement continued into the construction phase, where we provided oversight of the execution and regularly reposted on cosntruction pregress to ensure the prohect stayed ontrack and met all specifications.

This Transit-Oriented Development stands as a prime example of our team’s engagement in prublic-private partnership project. The project encompassed over 140 new apartments, more than 25,000 square feet of retail space, and a commuter parking garage providing over 500 parking spaces.
Our team’s scope of work was primarily concentrated on the design of the parking garage. Although the parking structure was not visible from street level, its funtion inserving the residents, retail spaces anfd commuters was crucial to the project’s success.
